For those unfamiliar with the term, FOREX (FOReign EXchange market), refers to an international exchange market where currencies are bought and sold. The Foreign Exchange Market that we see today began in the 1970′s, when free exchange rates and floating currencies were introduced. In such an environment only participants in the market determine the price of one currency against another, based upon supply and demand for that currency.

FOREX is a somewhat unique market for a number of reasons. Firstly, it is one of the few markets in which it can be said with very few qualifications that it is free of external controls and that it cannot be manipulated. It is also the largest liquid financial market, with trade reaching between 1 and 1.5 trillion US dollars a day. With this much money moving this fast, it is clear why a single investor would find it near impossible to significantly affect the price of a major currency. Furthermore, the liquidity of the market means that unlike some rarely traded stock, traders are able to open and close positions within a few seconds as there are always willing buyers and sellers.

Another somewhat unique characteristic of the FOREX money market is the variance of its participants. Investors find a number of reasons for entering the market, some as longer term hedge investors, while others utilize massive credit lines to seek large short term gains. Interestingly, unlike blue-chip stocks, which are usually most attractive only to the long term investor, the combination of rather constant but small daily fluctuations in currency prices, create an environment which attracts investors with a broad range of strategies.

How FOREX Works

Transactions in foreign currencies are not centralized on an exchange, unlike say the NYSE, and thus take place all over the world via telecommunications. Trade is open 24 hours a day from Sunday afternoon until Friday afternoon (00:00 GMT on Monday to 10:00 pm GMT on Friday). In almost every time zone around the world, there are dealers who will quote all major currencies. After deciding what currency the investor would like to purchase, he or she does so via one of these dealers (some of which can be found online). It is quite common practice for investors to speculate on currency prices by getting a credit line (which are available to those with capital as small as $500), and vastly increase their potential gains and losses. This is called marginal trading.

Marginal Trading

Marginal trading is simply the term used for trading with borrowed capital. It is appealing because of the fact that in FOREX investments can be made without a real money supply. This allows investors to invest much more money with fewer money transfer costs, and open bigger positions with a much smaller amount of actual capital. Thus, one can conduct relatively large transactions, very quickly and cheaply, with a small amount of initial capital. Marginal trading in an exchange market is quantified in lots. The term “lot” refers to approximately $100,000, an amount which can be obtained by putting up as little as 0.5% or $500.

EXAMPLE: You believe that signals in the market are indicating that the British Pound will go up against the US Dollar. You open 1 lot for buying the Pound with a 1% margin at the price of 1.49889 and wait for the exchange rate to climb. At some point in the future, your predictions come true and you decide to sell. You close the position at 1.5050 and earn 61 pips or about $405. Thus, on an initial capital investment of $1,000, you have made over 40% in profits. (Just as an example of how exchange rates change in the course of a day, an average daily change of the Euro (in Dollars) is about 70 to 100 pips.)

When you decide to close a position, the deposit sum that you originally made is returned to you and a calculation of your profits or losses is done. This profit or loss is then credited to your account.

Investment Strategies: Technical Analysis and Fundamental Analysis

The two fundamental strategies in investing in FOREX are Technical Analysis or Fundamental Analysis. Most small and medium sized investors in financial markets use Technical Analysis. This technique stems from the assumption that all information about the market and a particular currency’s future fluctuations is found in the price chain. That is to say, that all factors which have an effect on the price have already been considered by the market and are thus reflected in the price. Essentially then, what this type of investor does is base his/her investments upon three fundamental suppositions. These are: that the movement of the market considers all factors, that the movement of prices is purposeful and directly tied to these events, and that history repeats itself. Someone utilizing technical analysis looks at the highest and lowest prices of a currency, the prices of opening and closing, and the volume of transactions. This investor does not try to outsmart the market, or even predict major long term trends, but simply looks at what has happened to that currency in the recent past, and predicts that the small fluctuations will generally continue just as they have before.

A Fundamental Analysis is one which analyzes the current situations in the country of the currency, including such things as its economy, its political situation, and other related rumors. By the numbers, a country’s economy depends on a number of quantifiable measurements such as its Central Bank’s interest rate, the national unemployment level, tax policy and the rate of inflation. An investor can also anticipate that less quantifiable occurrences, such as political unrest or transition will also have an effect on the market. Before basing all predictions on the factors alone, however, it is important to remember that investors must also keep in mind the expectations and anticipations of market participants. For just as in any stock market, the value of a currency is also based in large part on perceptions of and anticipations about that currency, not solely on its reality.

FOREX investing is one of the most potentially rewarding types of investments available. While certainly the risk is great, the ability to conduct marginal trading on FOREX means that potential profits are enormous relative to initial capital investments. On the Other Hand

Proponents of offshore banking have condemned any efforts towards supervision and control. They claim the process is driven, not by safety and financial issues, but by the aspiration of local banks and the IRS to control the funds stored in offshore bank accounts. They refer to the alleged fact that offshore banking offers a competitive threat to the established banking and taxation systems in countries such as the U.S.

Tightening Regulations

Even for those hoping to find easy tax havens and money laundering shelters in offshore accounts will find that the old rules no longer apply. The regulation of offshore banking is improving in many ways. The regulation of these elusive banking institutions is increasingly monitored by supranational nongovernmental organizations such as the International Monetary Fund. Offshore banks are required to report at least quarterly on many different aspects of their business. The increased focus on anti-money laundering initiatives in several different countries signifies that bank employees at all levels are encouraged to report suspicion of money laundering to the local authorities despite bank secrecy. Additionally, there is increased cooperation between police authorities across international borders.

Though offshore banking has traditionally been notorious for money laundering, tax evasion and for being a tool for organized crime, increased regulation is making those stigmas a thing of the past. So broker inevitable has finally happened. A few months back the government authorized themselves the power 4x take over Fannie Mae and Freddie Mac “should the need arise”. Yesterday the government finally pulled the trigger on their carefully planned take over of the mortgage giants that are responsible for about $6 trillion dollars in mortgage debt between the two of them. This debt is now no longer held by the independent Fannie Mae & Freddie Mac. It is now you and I, the average tax payer that is responsible for half of the mortgage debt in the U.S.

Make no mistake; this is the largest government bailout of a financial company in U.S. history. The Government will immediately invest about $30M of liquidity into these companies, but in reality most experts agree that the Government will invest at least $250 Billion into the two firms before it is over. These are companies that reported about $14 Billion dollars in losses over the last year.

Why would the Government do such a thing you ask?

They never had a choice!

Had the Gov. not stepped in now and engineered this indefinite Gov. “conservatorship” the fall of these two behemoths was inevitable. Had we seen either or both of these companies fall it would undoubtedly have been the end for the U.S economy and likely a catalyst for a global meltdown. This is big stakes folks. There was no way Uncle Sam was going to let these companies fall, and hey if you are going to bailout the biggest financial firms in the country… why not make a little money while your at it right!

The Gov. will be given nearly 80% of preferred stock in the companies with a guaranteed 10% annual return. All those other investors holding stock are now in 2nd place if anything should happen being Uncle Sam :)

What does this mean to the average Joe?

Well here is the good news. The day after the Feds shot their bazooka at the financial meltdown, the 30 year interest rates fell from 6.25% down to 5.5% overnight! This is in large part because interest rates are risk based. The lower the risk the lower the rates. Now that Uncle Sam is taking charge the market is GUARANTEED by the Fed Gov. to not fail. No matter how much cash it takes to stay afloat Uncle Sam is willing to foot the bill. This means far less risk and therefore far lower rates. We are predicting that very soon we will see par interest rates in the low 5% range!

This not only provides lower rates but also more liquidity into a strangled credit market. The spigot just got opened a little further and we are now drizzling mortgage financing instead of dripping it. So in addition to lower rates and more liquidity we are predicting that the actual cost of banks lending money will decrease which should drive some investor interest back into the mortgage backed securities. This “could” result in slightly less stringent underwriting standards allowing more people to snatch up some of the excess housing inventory that is hammering home prices.

New construction has already decreased significantly so lower rates, more affordable loans, and more accessible financing could be the catalyst to get us on the road to a housing recovery.

What about the future of Fannie & Freddie?

This is where the Gov. is flying blind. Their hands were forced to step in and their “conservatorship” is open ended. This means that the truly hard decisions will be left to whoever becomes president of the United States in our next elections cycle and their Congress. Senator McCain has hinted that he would like to see the companies broken up or at the very least down sized considerably. Senator Obama on the other hand has seemed to tend toward more regulation but allowing them to remain more unchanged.

Yet another reason to stay on top of politics this year and delve deeply into the policies of our two candidates!

2) People run out of money or they become unemployed and have money problems.

3) Some people won’t part with their money until the last minute. They believe they are making more by investing elsewhere.

5. Isn’t the county or municipality required or obligated to find the property owner?

Not exactly. They send multiple notices via mail, and put announcements in the public records and the newspapers. That’s all they are required to do.

6. What if the property owner dies?

The county will forward tax notices to the last-known address. Additionally they will advertise the tax sale. Often, heirs or family members step forward to pay the taxes.

7. How many tax liens can I acquire?

There’s no restriction. You can bid and purchase as many as your finances will allow.

8. Whom do I pay?

You will give your money to a government agency – there are no brokers or intermediaries to pay.

9. Who will pay me my return?

Ultimately the property owner pays you when they pay their delinquent taxes. The government agency (the county or municipality that collected money from you) will contact you and ask you to return your tax lien certificate. Upon receipt they will send you a government check.

10. Will I have to contact the homeowners at any time?

No! You only do business with the government agency.

11. Will I have to foreclose on the property?

Statistically there is less than a 5% chance that you’ll ever go through the foreclosure process. An attorney or government employee would do this service for a small fee as it is all controlled by the statutes of the state involved.

12. When do I get paid?

When the county or municipality collects from the property owner, they will notify you. Upon receipt of your certificate they will pay you.

13. How will I know what I’m buying?

First, you are not buying real estate. You are purchasing a lien on the real estate. Should you ultimately foreclose and get the property, then you own real estate.

14. What if I end up with the real estate? What do I own?

Here is how the process works. The county will publish a tax lien sale in the newspaper and public records. Buyer/bidders should research the public records (plot maps, assessment parcel and subdivision maps). The buyer/bidder should also purchase local maps and drive by the subject properties. The drive-by inspection would provide additional appraisal data. Title companies and appraisers, and real estate agents will provide more in-depth information.

15. What happens to the certificate when I buy it? (Do I take it home?)

Yes, you can put it in your safety deposit box or other place for safekeeping.

16. Are the certificates transferable?

Yes, you can assign or transfer the certificates to anyone you want.

17. Are the properties always improved?

No. The properties could be vacant land or improved property. Often large commercial properties are available in the tax lien sale.

18. Is it better to buy improved property or vacant land?

Improved property has the advantage of quick re-sale in many cases. Additionally, improved property will often have mortgage liens. Mortgage holders rarely let properties go to tax sale. Properties with mortgage liens almost always assure you of re-payment of your investment.

19. I want to get a property for sure, not just a tax lien certificate.

That’s possible – but highly unlikely. Specialists find that certificate holders get the property in only 1% to 5% of all tax lien sales. We will cover this process in a later chapter in this book.

20. Is the process of purchasing tax lien certificates the same in all states and counties?

No, each state and county uses its own rules. The state legislatures write the statutes. However, they are subject to local (county and municipal) interpretation. Tax lien buyers should research each county before purchasing their tax lien certificate, and should become aware of the local rules.

21. What happens if the property owner does not pay next year’s taxes when they are due?

You, the previous year’s certificate holder, can buy the subsequent year if the property owner does not. This is like buying another safe high yielding C.D.

22. What if I don’t want to buy more than a one-year certificate?

You aren’t required to pay more than one year’s taxes. However, it would probably be wise to note when the next payment is due and pay those taxes also. You’ll get your money back when the certificate is redeemed, plus an exceptional rate of return. If you can’t pay the subsequent tax lien, the county will issue a new certificate that they will sell at auction.

23. Is there any way to forecast when a certificate will be paid (redeemed)?

No! That’s why you should buy more than one lien certificate. Different certificates will pay off at different times.

24. Can I buy before the auction-sale?

In some counties, prior certificates left un-sold will be available before the auction-sale.

25. Can I lose money buying tax lien certificates? It’s possible to lose money in any investment anywhere and at any time. All investments have some risk, even certificates of deposit. However, as a rule, tax lien certificates are considered very safe investments.

The local government issues tax lien certificates and they are the senior liens on the property. The county and municipality have the responsibility to conduct the sale fairly, and they have the authority to award you the right to foreclose on the property if the taxes aren’t ultimately redeemed (paid). At that time, you’ll own real estate for the taxes you paid plus any foreclosure costs. But remember: When you purchase a Tax Lien Certificate, you are buying delinquent taxes, not real estate.

I  placed my property on the market recently so I have had first hand experience of just how difficult the property market is , at least if you are trying to sell. Fortunately we didn’t really have to sell . We were interested in one particular house which had become available. Unfortunately we didn’t get it and like many others have decided  we’ll spend  money on our own house and make it more like the one we were interested in.

“How to beat the credit crunch” similarly relies on first hand experience. It is written by Toby Hone, a professional property investor. Toby has been in the business for over 10 years and it seems he is the real deal. This is only to be expected from the Taxcafe stable as they have established an excellent  online brand attracting quality tax authors.

The title of the book is obviously topical and has been cleverly chosen for maximum exposure at this time. If marketing wasn’t a factor it could easily have been given any number of titles as in essence it is a how to book. All businesses to maximise profits need to find ways of increasing sales and reducing expenses. This book explores ways in which to achieve this, for instance the author details 18 practical ways to slash property expenses. However, it does do somewhat more than this. Every man and his dog seem to be saying that one of the major problems with the property market is lack of access to funds. The credit crunch is just that. The banks are much more reluctant to lend even to the very credit worthy it sometimes seems.The book deals with ways to overcome the mortgage drought and not only this but how to find the best deals where available.

One of the things that I truly like about this book is that it is not 100 per cent focused on the UK property market. Take it from me that as a UK professional tax adviser marketing online can be a massively frustrating experience. UK tax is specialist to the UK . It doesn’t apply to anyone other than the people on this tiny ( but wonderful nevertheless) island.   3. If a currency is overbought it is time to get out immediately. Do not fight this as it is almost always a losing position.
  4. If you find yourself wishing, you will eventually find yourself losing. If you do not have a reason to be in a move then get out.
  5. If you are having intense relationship stress or are physically sick wait until a better time to trade as emotionally taxing issues WILL have an impact on your trading.
  6. If you feel the need to get in a move because it is a “golden opportunity that rarely comes along” you are better off not rushing into it. The truth is that there are always going to be great opportunities available. Be patient.

These are just a few but tried and true tips and tricks for gaining an advantage on the Forex market and after all, we can all use an advantage.
